This study investigated 30 years’ growth and development patterns in Katsina city Nigeria, and identified their impact on physical planning. This research uses remote sensing data and GIS technology. The data used in the study were Landsat images for 1987 and 2018, and population data for 1987, 2000 and 2017. The data was used to determine changes in growth patterns, growth rates, and land use in the study area. The study found that Katsina's urban areas are growing, with the annual growth rates of 3.6% between 1987 and 2017. It also became clear that the patterns of growth witnessed were along the main route.  They include: Yahaya Madawaki road, IBB Way, Ring roads, Daura road, Mani, road, Dutsin-Ma and Jibiya road. The study also revealed the relationship between population growth and urban growth in urban Katsina. The study concluded that the need for available Land use /Land cover data is essential to understanding the dynamics of the urban environment. More government and research efforts needed to be made to ensure that the available Land use /Land cover data gap is closed.
